International investors focused on premium solutions, from villas in Tuscany to historic apartments in the city.
The luxury real estate segment in Italy is experiencing substantial anti-cyclical growth. The mild climate of the Italian peninsula and the historical, artistic and culinary treasures qualify the valuable property in our country as an alternative investment for international clients. PRIVATE wanted to interview Andrea Jacopo Fava, head of Wannenes Properties, an auction house that, among other things, mediates properties in Italy with foreign customers. There are many analyses to be made in this field, thanks to a wide selection ranging from apartments in the city to villas in the countryside, including summer or mountain residences. The reference factors have changed, there is much more attention to energy performance and services, without neglecting privacy and tranquility. Ultimately, the opportunities for those looking to invest in high-standings properties are ample, as long as they choose carefully.
What are the most sought-after luxury real estate types currently in Italy? Villas by the sea, farmhouses in the countryside, apartments in historic centers, or modern residences: what are the main trends and what are they driven by? How are economic and social changes affecting the choices of high-profile shoppers?
Currently, in Italy, the most sought-after luxury property types reflect various trends influenced by economic, social, and cultural factors.

Properties located in historic centers of cities such as Rome, Florence, Milan and Venice continue to be sought after. These properties offer not only a unique architectural charm, but also proximity to services, culture and entertainment. Buyers often look for luxury apartments with high-quality finishes and breathtaking views.
Likewise, new luxury buildings, characterized by contemporary design and sustainability, are attracting the attention of a younger, more cosmopolitan audience. These properties are often equipped with advanced technology and high-quality common areas. A strong focus on properties that meet environmental sustainability criteria through research and the use of environmentally friendly materials and energy-saving technologies. Another criterion for attention is on Privacy: The need for privacy and security has made properties in isolated or well-monitored settings particularly attractive. Seafood properties, particularly those located in locations such as the Costa Smeralda, the Amalfi Coast, and the islands (such as Capri and Sardinia), continue to be in high demand. Equally Italian or foreign buyers are looking for refuges away from the urban chaos and country houses come into play here. In short, I believe the demand for luxury properties in Italy is driven by a mix of emotional and rational desires, with a strong focus on quality of life, sustainability, and exclusivity. I would also like to respond to you in a more surgical manner, compared to our experience at Wannenes and the auction house’s clientele. Ours is a reality that ranges “from Piedmont to Sicily passing through Cortina d’Ampezzo”. It is mainly consolidated on foreigners and one of the correct proportions is oriented towards 80% foreigners / 20% national customers. The quality of life in Italy, with its Mediterranean climate, gastronomy, lifestyle and beauty of landscapes, is a strong incentive for foreigners.
Is the market of Italian art cities like Rome, Milan, and Florence performing better than that of seaside or rural locations?

The real estate market in Italian art cities is performing robustly thanks to its cultural appeal, professional opportunities, and investments. Although the market for seaside and country resorts is growing, particularly for the needs of larger, quieter spaces, it tends to be more seasonal and less constant. Both markets have their strengths, but art cities continue to maintain a leading position in terms of demand and prices. The foreigners who rely on us, look at this moment with great interest to the market of Sicily which certainly registers, a lively and absolute curiosity for this wonderful land, customers from Norway to the United States passing through France. As a brand and company we are therefore “very attractive in this sense. The uniqueness and beauty of our work also lies in the valorization of each asset we manage and in exquisitely tailored communication projects.
the luxury market is evolving, buyer preferences are increasingly influenced by global and local dynamics. For example, is the growing focus on sustainability, technology, and work-life balance changing property selection criteria?
High-profile buyers are increasingly interested in exclusive lifestyles, seeking properties that offer unique experiences, such as access to high-end services and prestigious communities. Investors also tend to diversify their portfolios, seeking opportunities in different geographic locations and property types, such as residential, commercial, and leisure.
Do international investors continue to focus on Italy as a prime destination for luxury real estate?

From villas in Tuscany to historic apartments in Rome to Sicily, Italy is coveted around the world for its history, art, and culture, attracting investors seeking not only a home but also a corner of historical heritage. Luxury properties in Italy tend to maintain their value and, in many cases, revalue over time, making them an attractive option for investors. Interest in tourism: Italy remains one of the most popular tourist destinations in the world, making luxury properties also an option for short-term rentals, increasing yield potential. Short-term rentals can generate significant returns, especially in locations with high tourism demand. With the growing popularity of short-term rental platforms, demand for luxury rental properties is certainly growing! However, it is also important to consider the regulatory and tax aspects related to short-term rentals, as laws can vary from city to city. Proper planning and professional management can help maximize performance and ensure effective management.
What are the prospects for the Italian luxury real estate market for the coming years? Does it foresee price consolidation, new emerging areas, or growth in demand in specific property categories?
In my opinion, the luxury real estate market in Italy will position itself for moderate and sustainable growth, with new emerging areas and diversified demand. However, as in any market, dynamics can vary based on economic, political and social factors.
